A residential car park generates less debris than a distribution centre, but the consequences of ignoring it are just as real: leaf litter blocking basement drains before storm season, dust and grit on visitor parking, and oil-stained bays that owners complain about at every meeting.

The hard part has always been cost. A single small car park is an inefficient visit for a contractor, which is why strata managers get quoted badly for it.

The method

Grouped, scheduled, and quiet

We group strata sites geographically and run them on one day. That turns five inefficient callouts into one efficient route, and the rate reflects it — this is the single biggest reason our strata pricing works.

Timing is chosen to suit residents, not us. Mid-morning on a weekday is the quietest window in a residential building; basement work avoids early starts because sound carries in a concrete structure.

Scope is written plainly for the committee: parking bays, visitor parking, driveways, ramps, bin areas and the entry apron, with anything outside that quoted separately rather than assumed.

Quotes are written so a committee can read them: scope, cycle, window, inclusions and the price per visit and per year. No line items nobody can interpret.

We invoice the body corporate or the managing agent directly, on whatever cycle suits the levy schedule, and we hold certificates of currency on file for your manager.

Questions we get asked

Our car park is small — is it worth a machine?

On its own, no. Grouped with the other strata sites we clean that day, it is. Tell us the size and cycle and we will price it honestly either way.

Can you get into a basement car park?

Yes, subject to height clearance. We match the machine to the ramp and the ceiling — a walk-behind or compact ride-on covers most basements comfortably.

Will it disturb residents?

We pick the quietest practical window and keep the visit short. Basement sweeping in a concrete structure is noisier than open parking, so those runs are scheduled mid-morning rather than at dawn.

Who do you invoice?

The body corporate or the managing agent, on whatever cycle suits your levy schedule. Certificates of currency are supplied to the manager on request.

Can you clear the drains as well?

We sweep so the grit and leaf litter never reach the drains, and we flag any grate or sump that is already blocking. Physically clearing a blocked sump is a separate job and we will tell you when it needs one.
